Those present: Mark Cookson, Tony Gallo, Gary Fish, Nick Diennes, Frank Gyetvan, Gerry Major
- The meeting opened at 7:26 pm at Kilmer Elementary School library. Nick Diennes moved to approve the November minutes. Gary Fish seconded it. There were two items to correct. They were voted on and approved. The October minutes will be approved in February.
- Fire Report- Nick Diennes
Filing 1 is getting levied.
Filing 2 - Fire Report was approved on November 19, 2004.
Filing 3 - no action on it
Filing 4 - needs more signatures - Treasurer's Report- Gary Fish
The state was paid for our Home Owners Incorporation.
No other reports. - Landscape Report- Mark Cookson
The committee looked at 5 bids to do the front entrances. They are going to look at one more bid from the company that did High Forest Ranch. Mario Salizar put a bid together for Wissler Ranch. He will do it for around $35,000 for all 3 entrances. His work would start approximately in April or when the ground thaws. This committee hopes to have their decision by January 31st on whose bid they have chosen.
As far as the park area is concerned, we won't have the money to do it this year. Mark will look into the cost, and Tony Gallo agreed to look into it also. - Water Report- Mark Cookson
Chuck Van Fossen attempted to read all the meters for the water report. He could not read 27 homes, as they had broken meters or no outdoor meters. The Board agreed to divide the list of 27 homes among the members and call them to get the water meter readings. This was done in a week, but we were unable to get the readings from 2 homes. Chuck will decide what action will be taken for these.
It was discussed what to do for next year about these water readings. It was suggested that emails go out, and cards be sent to the homeowners that can be mailed back to the HOA. It was agreed that we will discuss it at the next HOA meeting. - Covenant Report- Nick Diennes
The current issues are : 1) dogs barking and crossing their invisible fence line. 2) a motorhome on Slash Pine 3) formalizing covenant complaints 4) some trailer issues
Nick states that the covenant issues are improving. There have been questions about accessing fines and recovering them. It is covered in the covenant law that we can access fines, and can recover fines and expenses in collecting these fines, but we want that to be the last resort. We will exhaust attempts to contact the offenders both personally and in correspondence before we take further action on fines.
- New Issues
Tony Gallo said that the county knocked down the street sign in front of his house while plowing. He will call the county about this.
The question of having something for the children from the HOA next Halloween was brought up. We will need to solicit feedback from the homeowners with small children about this. - Adjournment-
Gary Fish moved to adjourn the meeting at 8:07 pm. Seconded by Nick Diennes.
