Call to Order:
The meeting was called to order by President, Jim Montgomery, at 7:30 p.m.

Attendance:
Jim Montgomery, Tony Gallo, Gary Fish, Bob Lindow, and Brian Sells

Minutes:
The minutes for the February 15, 2006 were approved with minor grammar corrections. M/S/C Tony Gallo / Bob Lindow / All approved.

Treasury Report:

    None. (Note, Sonja Sabath the Treasurer was not present.)

Covenant Committee Report:

    None. (Note, Nick Dienes the Covenant Committee chairman was not present.)

Design Review Committee Report:

    Jim Montgomery said that there was nothing new to report.

Water Usage Report

    Tony Gallo said that there was nothing new to report.

Old Business

  1. Discuss water usage policy
    • New draft not ready for review.
  2. Discuss rewriting design guidelines and covenants:
    • Reviewed Land Use Restrictions (ARTICLE IV of the covenants)
      Reviewed Membership And Voting Rights In The Association (ARTICLE VI of the covenants)
      Did not review any Design Review Guidelines. The board wants to hold off on these until we have the covenants reviewed.
  3. Review Draft 2006 budget proposal:
    • Updated draft was not available for review.
  4. Common Area Maintenance / Improvements
    The board agreed that at a minimum the mailbox area needed staining and some improvement on the lighting because the lights burn out more quickly than expected.
    The board agreed that a committee is need to come up with recommendations and a proposed improvement plan for the Common Area (Mailbox and possible a Pavilion)
    Bob Lindow agreed to lead the Common Area Maintenance / Improvement Committee.

New Business

  1. Trash Disposal Discount - Brain Freese stated that he would provide information to the board on a volume discount being offered by Tri-Lakes Disposal. Brian Freeze was not in attendance at the meeting, therefore there were no further details available at this months meeting.
  2. Police Patrol - Bob Lindow asked if we had any arrangements with the police department to patrol the area. Bob Lindow agreed to contract Gerry Majors to find out about any arrangements that may have been made.
  3. Positions need filling - Jim Montgomery indicated that we have two positions that need filling; 1) Maintenance; 2) Social Coordinator (annual picnic, etc.). Bob Lindow volunteered for the maintenance position.

Adjournment The meeting was adjourned at 8:45 pm.

  1. Locate or come up with a draft for the November meeting minutes. Actionee: Gary Fish


  2. Outstanding action Items from previous meetings
  3. Call the County Treasurer to verify our non-tax status on the command area land and to see if we are due a refund for taxes previously paid. Actionee: Sonja Sabath
  4. Get in writing directions given to Wissler Ranch from Rich Snyder regarding compliance with the water decree. Actionee: Frank Gyetvan, Tony Gallo
  5. Draft a new proposal for water usage enforcement. Actionee: Frank Gyetvan, Tony Gallo, and Nick Dienes
